Tribeca was named New York City’s most expensive neighborhood in 2017 by the listing site PropertyShark. This was the second consecutive year that the chic lower Manhattan neighborhood topped this list.
And with a median sales price of $4.7 million, Tribeca had very little competition vying for the title of NYC’s most expensive neighborhood. (The difference in price between Tribecca and the city’s number two most expensive neighborhood, SoHo, was over $1.5 million.)
And unsurprisingly, Lower Manhattan — including Tribeca — has been seeing a tremendous boom in new construction in recent years in part due to a massive influx of new residents. Between 1990 and 2014, the Lower Manhattan population has increased by 255 percent. As a result, the neighborhood is seeing scores of new construction buildings erected to meet the demand.

1. 91 Leonard
Developed by Toll Brothers City Living, 91 Leonard houses a total of 112 units, ranging in size from 699 to 3,529 square feet. 111 Murray is being developed by Witkoff Group, Fisher Brothers and New Valley Realty. It has a total of 157 residents that range in size from 1,573 square feet to 4,014 square feet. The distinctive rounded glass facade encases 111 Murray, offering unobstructed views of the surrounding Tribeca neighborhood.
Amenities include a hair salon, a full spa with treatment rooms, a patisserie, and access to a private jet. Pricing starts at $4.3 million.
The 50 loft-like residences at 45 Park Place were designed as a nod to Tribeca’s industrial warehouse past.
