Construction is well underway at Fuse Condos, a two tower master planned community by Neudorfer Corporation on Dupont Street and Lansdowne Avenue in Toronto’s West End. The development is the perfect combination of modern and historic — a century old warehouse with its original brick facade serves as the podium to Fuse 1, a 27-store tower with Fuse 2, a 23 storey to the west.
Demolition of the rear portion of the historic warehouse is now complete, as is the excavation and shoring on the north side. The crane has been installed and the foundation formwork is progressing well, with the level parking garage expected to be completed in January.
Once completed, the two towers will house 576 units, approximately 5,500 square feet of indoor amenity space in each tower and a two-level shopping centre, featuring a 24-hour Metro grocery store and a Shoppers Drug Mart.
Fuse 1 is now over 90 per cent sold. One bedroom, one bedroom plus den and two bedroom layouts are still available, priced from $229,900. Suites are characterized by laminate and ceramic flooring, mirrored closet doors, granite kitchen countertops, Halogen track lighting, stainless steel appliances and expansive balconies and patios. There is also a limited collection of lofts available on the north side of the podium level.
Fuse 2 offers similarly well-appointed suites in one bedroom, one bedroom plus den, two bedroom and two bedroom plus den designs. These units are larger than what you’d typically find in Toronto’s core, and well below average prices — in fact, approximately 70 per cent of Fuse Condos are listed below $300,000.
The residences will include a state-of-the-art wellness gym and yoga studio. The activity and event rooms are perfect for entertaining guests, as they open out onto an expansive outdoor terrace. Fuse residents can also unwind in the library or screen their favourite films in the theatre.
The surrounding neighbourhood of Davenport Village is replete with dining, shopping and recreational attractions. An onsite Metro and the nearby Loblaws and FreshCo make grocery shopping easier. Not in the mood to cook? Local hotspots Boo Radley’s, Wallace & Co. and Starving Artist offer unique twists on comfort food staples.
The Galleria Shopping Centre is only a five minute walk away and features an LCBO, Dollarama and TD Bank. Exercise enthusiasts will enjoy Fuse’s nearby access to Earlscourt Park and Boulderz Climbing Centre, an indoor rock climbing gym geared towards all ages and abilities.
Potential buyers are invited to visit the Fuse Condos sales centre at 1401 Dupont Street, Monday to Wednesday from 1pm to 6pm or on Saturday and Sunday from noon to 5pm.
