Smart House’s “less is more” attitude towards urban living paid off at the 2014 BILD Awards. Toronto’s first micro-condo scored two honours at the industry gala, Best Suite Design Under 750 square feet and Best Brochure in the High-Rise category.
How do you end up scoring a major design award with just 350 square feet of living space? You make sure no corner of the suite contains wasted space. Urban Capital and Malibu Investments right-sized the smaller units by scaling down kitchens and bathrooms and incorporating clever storage solutions throughout.
Suite 05, the condo that nabbed the BILD Award, features a walk-in closet, separate sleeping area, a unique bathroom design that has a separate shower room, a highly efficient kitchen and a living space that includes a balcony.
II by IV Design and Aya Kitchens teamed up to created a kitchen that offers extra-deep counter space (made possible by tightly designing the kitchen’s pipe chase). Highly functional, the space packs in all the features you’ll need for chopping, frying or baking. Apart from niche shelving, the kitchen includes a number of custom features including a pull-out countertop/cutting board and a full range of integrated appliances such as a fridge, dishwasher drawer, an all-in-one European washer-condensing dryer, a combined microwave/convection oven, and a pull-out hood fan over a two burner cooktop.
Beyond the kitchen, the powder room maximizes every available inch with an integrated vanity cabinet and sink, a mirror/medicine cabinet with integrated lighting, and a separate custom shower room.
As far as storage is concerned, all closets are equipped with full height storage with double hanging bars, shelving and drawers. The foyer closet and walk-in closet both provide enough storage to make your dresser obsolete.
The less is more attitude was also clearly on display in the project’s brochure. 52 Pick-Up Inc. chose a minimalistic style for the brochure, combining it with community photography of the Queen and University neighbourhood alongside illustrations of the “Small and Mighty” icons, which celebrate small heroes like smartphones and the Mini Cooper.
