A development site in Bedford-Stuyvesant is on the market for $3.5 million.

The property consists of a mixed-use building and a vacant lot at 265-267 Malcolm X Boulevard, with more than 13,000 buildable square feet. Located near the Historic Stuyvesant Heights District, the existing structure at 265 Malcolm X has seven apartments and ground-level commercial space. The combined property on the corner of Macon Street measures 48′ by 80′, and the building will be delivered vacant.

The empty lot, which comes with about 6,200 buildable square feet, can be purchased separately for $1.5 million.

This is a really beautiful building, worthy of a complete restoration. It was the corner jewel of a row of four matching buildings. It’s a shame we have lost the two in the middle. Some caring investor should put buildings back in there with matching facades. It’s a concept most Brooklyn developers haven’t got a clue about called contextual sensitivity.
