It takes true talent to re-imagine a former yarn factory into custom-built loft-houses and flats. Lanehouse on Bartlett, a building with an industrial past (it was most recently the site of Pendell Boiler LTD.), will get a one-of-a-kind revamp, care of Curated Properties.

“We take satisfaction in respecting Toronto’s past by restoring old buildings rather than demolishing and building new ones. With Lanehouse, we’re trying to convey what we anticipate to be the future of Toronto’s development scene — something more conscious and eclectic,” said Adam Ochshorn, a Principal at Curated Properties, speaking of the undertaking.

Laneway projects are truly a rare breed in Toronto. Often the pet projects of architects or those with the resources to identify a site and build a custom home, the 50 Bartlett undertaking stands out for its daring.

“There is no project comparable to Lanehouse in Toronto. We’ve designed a centrally located, beautiful residence that has privacy, allure and an unexpected sense of discovery. These are things you won’t find in any other development in the city,” Gianpiero Pugliese, Principal at AUDAXarchitecture, the firm tasked with the restoration alongside design firm Nivek Remas.

The firm will play up the authentic loft look in his work on the interiors. In the main living areas, natural materials will be layered and cut into chevron patterns. The original brick will be whitewashed and given special treatments to soften up the structure’s industrial edge. Stone, reeded glass, brass and iron are among the finishes that will emphasize the interiors’ classic look.

“The building and its texture and character were our inspiration,” said Kevin Chan of Nivek Remas.

The designers will have plenty of stand-out features to work with, such as the expansive 18-foot ceilings that will imbue the spaces with natural light and air. Skylights in the master walk-in closet and master bath will bring extra light to tucked-away spaces.

Another fine feature? The private rooftop terraces will be wrapped in custom designed wood enclosures to allow for both privacy and air circulation.

Loft houses and flats will range from 1,000 to  2,000 square feet.
